Do I need planning permission?

Upon reviewing your proposed project, we can advise whether you would require planning permission or if your planned development would be permitted under your council area. Many projects do not require planning permission (although this varies by area and can also be subject to updates).

There are conditions and limits to what is allowed without the need for planning permission and these apply largely to the dimensions of the proposed addition, its position on the house and its proximity to your boundaries.

If planning permission is required, we can guide you through this process. This involves discussing the project with an architect/designer (we can recommend local qualified architects if required). Using our local knowledge and experience we can help to advise you how to make the most out of your project with a view to satisfy the local planning officers. The architect/designer then draws up your plans and sends them to the local authority which starts the application process. The plans will also be submitted to building control. Once plans are granted permission we can then begin the work at an agreed start date.

 

What is the difference between planning approval and building regulations approval?

Planning permission is focused on the aesthetic look and overall design of the project and how this sits within neighboring properties.

Building regulations are minimum standards for design, construction and alterations to virtually every building. They are developed by the government and ensure that the correct materials are being used and regulations are adhered to.

 

How much will it cost?

Every project is different and we are happy to provide a full detailed quotation upon request and after reviewing the property and proposed plans. Costs will also depend upon final fixture & fitting selections as well as materials used in the project. We can advise you on the various options available to suit your budget.

 

How will I pay?

We work on a staged payment process and once we have agreed works to be carried out and costs we will discuss a staged payment contract. Partial payments will be required at certain stages throughout the works being carried out, these payments can be made by cash/cheques or bank transfers.

 

How does it work?

I receive most of my initial enquiries from clients who have asked for a recommendation for a reputable building firm from friends/families or neighbors. Once we have made contact (via telephone/e-mail) and I understand the nature of the project you wish to discuss we will arrange a mutually convenient date/time where we will meet (usually at the property you wish to discuss) and talk about your plans. From this point if you have decided on the work you would like us to carry out we will follow up our conversation with a quotation.
